DIAN is an independent third-party deed certification company — a proprietary nine-step process that fills the gaps standard notarization leaves behind, producing a court-ready record on every certification.
DIAN certifies who is signing. You certify what they are signing. Together, the entire transaction is protected.
DIAN — Independent Third-Party Deed CertificationDIAN — Deed Integrity Assurance Network — is an independent third-party deed certification company created to fill a specific and documented gap in the real estate ecosystem. We are not a notary service, a law firm, or a title company. We are a certification company — and that distinction matters.
Standard notarization witnesses a signature. It does not verify who that person actually is, whether they own what they are transferring, or whether the transaction is free from fraud or coercion. DIAN does all of that.
Every DIAN certification goes through a rigorous proprietary process — a nine-step methodology that produces a complete certification package the courts can trust.
DIAN is a Michigan-based certification company established in 2012, currently serving clients throughout the state of Michigan and nationwide across all 50 states.
No conflict of interest. No competing obligation. DIAN's certification is credible because DIAN is accountable to the integrity of the record alone.
Every DIAN case file is retained for the duration of our retention period — available to courts, attorneys, and title companies upon lawful request.
Every case file is built to withstand legal scrutiny — independently verified, documented, and structured so that courts can clearly identify that a qualified third party has certified the record.
DIAN currently serves clients throughout the state of Michigan. Headquartered in Romulus, Michigan. Serving clients nationwide across all 50 states.
Every DIAN certification produces the same result — a complete certification package that courts can trust, verified by a qualified independent third party.
Full DIAN certification for quitclaim deed transfers — the highest-risk deed type. DIAN's proprietary nine-step process produces a complete certification package that gives courts confidence in the integrity of the transaction.
DIAN certification for Lady Bird (Enhanced Life Estate) deeds — protecting homeowners and families during estate planning and property transfer with a court-ready certification package.
For any LLC or entity seeking to transfer a deed. DIAN applies an enhanced verification protocol to confirm the entity is legitimate and properly established before any certification is issued.
DIAN certification for estate and probate deed transfers — protecting heirs and estates from fraud during the transfer process with a complete court-ready certification package.
A protective record filed with the Register of Deeds documenting your verified ownership — creating a defense against fraud before it ever occurs.
DIAN partners with title companies as a complementary certification service. DIAN certifies who is signing. Title certifies what they are signing. The full transaction is covered.

DIAN's certification follows a rigorous nine-step proprietary process designed to fill every gap that standard notarization leaves open. The results speak for themselves.
Standard notarization witnesses a signature — and stops there. DIAN's nine-step process goes far beyond, addressing every critical gap in identity, ownership, and transaction integrity that notarization alone does not cover.
Every DIAN certification is structured so that a court, attorney, or title company can clearly identify that a qualified independent third party has reviewed and certified the record — giving the transaction a level of credibility that standard notarization cannot provide.
DIAN has no interest in the outcome of your transaction. We are not the buyer, seller, attorney, or title company. Our independence is what makes the certification credible — and that independence is documented in every case file.
Every DIAN certification includes a print verification record that permanently links the signing party to the transaction — creating physical evidence that survives any future claim of forgery or impersonation.
Upon successful completion of DIAN's nine-step process, a complete certification package is produced — a proper certification that courts can trust, clearly identifying that a qualified independent third party has verified the transaction.
Every completed certification produces a comprehensive case file retained by DIAN for the duration of our retention period — available to courts, attorneys, and title companies upon lawful request.
Every completed DIAN certification produces a comprehensive case file and certification package that fills the gaps standard notarization leaves behind. Every step is documented. Every record is built so that courts can clearly identify that a qualified independent third party has certified the transaction. A deed without a verifiable DIAN case file number is not a DIAN-certified deed.
Multi-layer identity verification. DIAN's identity verification process goes significantly beyond what standard notarization requires — confirming the person is exactly who they claim to be through multiple independent sources.
Proprietary fraud analysis. Every transaction is evaluated against DIAN's certification criteria before any certification is issued. Standard notarization has no fraud evaluation obligation whatsoever.
Independent print verification. DIAN captures an independent print verification record that permanently links the signing party to the transaction — creating physical evidence that survives any future claim of forgery or impersonation.
Transaction integrity certification. The grantor executes DIAN's proprietary certification document — attesting to the voluntary and legitimate nature of the transfer, witnessed and documented by DIAN as a qualified independent third party.
Entity ownership verification. Any LLC or entity transferring a deed must satisfy DIAN's enhanced verification protocol. If DIAN cannot confirm legitimacy, a written notice is filed as a permanent public record — on that property, permanently.
Court-ready case file. Every DIAN certification produces a complete case file retained for the duration of our retention period — built from the ground up so courts can clearly identify that a qualified third party has certified the record.
